Step 2: Getting your Financing in Place, if needed A pre-approval letter can enhance your position when presenting an offer. We will connect you with a lender who will help determine what loan programs are available and suggest programs that meet your short and long term plans. Step 3: Finding your perfect home We will help you find a home that fits your wants and needs. Step 4: Making an Offer Having found the home of your choice, we will do the necessary research to help you structure an offer. When the seller responds to your offer, we will explain your options and negotiate on your behalf with the seller or the seller's agent. Step 5: Managing the Transaction When a contract has been agreed upon, we will work on your behalf throughout the Due Diligence period, scheduling inspections, negotiating repairs, and communicating with the mortgage company and the closing attorney to insure that you are prepared for a smooth closing. Step 6: Closing on your new home Settlement takes place in the office of the buyer’s attorney. We can connect you with an attorney and manage the transfer of documents between all parties from “contract to close”. Closing signifies the change of ownership from the seller to the buyer and includes the execution and recording of the Deed of Trust by the attorney.
